The challenge
General listing sites treat an adult family home like any other house, with no field for licensing, bed count, or care level. Owners and operators met by word of mouth, so matches were slow and the brokerage never saw them.
What we built
- AFH Rentals, a two-sided marketplace for adult family home owners and operators
- Intake and search built on Washington's licensing and care criteria
- Brokerage listings placed in front of that audience
- Onboarding that qualifies both sides before a conversation starts
The results
AFH Rentals keeps 1 record that matches property owners with DSHS-qualified operators. Across 35+ pre-vetted matches, the close rate is 18%–22%, up from ~4% on unqualified MLS inquiries, and 80%+ of wasted broker showings are gone.
How we did it: We treated the regulations as the product spec. With licensing and care levels built into the data model, matching gets simple.
Frameworks at work: Write It Once
“Our clients used to connect over Facebook. Having that happen in the portal, with real estate resources attached, has been a game changer.”
